Common Plumbing Problems in Oviedo Homes

Oviedo was incorporated in 1925 with about 800 residents and stayed small for decades. Then it boomed. According to the city's own figures, the population went from about 3,700 in 1985 to more than 26,000 by 2000. Census ACS estimates put the median Oviedo home at 1997, with roughly half of all housing built in the 1980s and 1990s. That timing explains most of what we fix:

Polybutylene in late-'80s and early-'90s homes. Gray polybutylene supply pipe was sold for home plumbing from the 1970s until the mid-1990s, right through Oviedo's fastest growth. It tends to fail at the fittings with no warning. If you see gray plastic pipe at the water heater or under sinks, it's worth an inspection before it fails.

Original equipment hitting the end of its life. In a 25- to 40-year-old house, the original water heater is long gone (or should be), and the supply lines, shutoff valves and toilet fill valves installed at the same time are wearing out. Small leaks from these parts cause a lot of the water damage we see.

Slab leaks. Like most Central Florida homes, Oviedo houses are typically built on concrete slabs, so a pipe leaking under the floor can go unnoticed for weeks. A water bill that jumps for no reason, warm spots on tile, or a meter that spins with every tap off are the classic signs.

Chloramine and water filters. The City of Oviedo draws water from 10 Upper Floridan Aquifer wells, treats it at the West Mitchell Hammock Water Treatment Facility with aeration to remove hydrogen sulfide, and disinfects with chloramines. That's different from plain chlorine. If you're adding a whole-house filter or softener, choose one rated to reduce chloramine. The city also notes that chloramines must be removed for aquariums and dialysis.

City water, county water, or a well. Most homes inside city limits are on City of Oviedo water. Some Oviedo-area neighborhoods are served by Seminole County Utilities. In March 2025, for example, a struck water main led to a precautionary boil-water notice for Isles of Oviedo and the Oviedo Mall area. Rural properties outside the city may be on private wells. We work on all of them, from the meter or wellhead to the fixtures.

Oviedo Plumbing FAQ

Is The Flush Club based in Oviedo?

No. We're based in Casselberry, about 11 miles west, and we serve Oviedo every day. A real person answers (407) 326-6006 24/7, so you can call whenever something goes wrong.

My Oviedo house was built in the late 1980s or 1990s. Should I worry about polybutylene?

It's worth checking. Polybutylene was sold until the mid-1990s, which overlaps Oviedo's biggest building boom. Gray plastic pipe at the water heater, under sinks or in the garage is a common giveaway. We can confirm what you have and tell you whether repairs or a repipe make more sense.

Does Oviedo's chloramine-treated water affect my plumbing?

The City of Oviedo disinfects with chloramines, which is safe for drinking. It mainly matters when choosing water treatment: if you install a whole-house filter or softener, pick one rated to reduce chloramine. Aquarium owners and dialysis patients also need to remove it, per the city.

Who issues plumbing permits in Oviedo?

Inside city limits, the City of Oviedo Building Division issues plumbing permits. Many Oviedo mailing addresses, including Black Hammock and Chuluota, are in unincorporated Seminole County, where the county issues permits. We pull the right one for your address.

How much does a plumber cost in Oviedo?

Our service call is $85 and it's waived if you hire us. You get an upfront price before work begins. Current published prices include an $899 hydro jetting special and our $4,995, 2 bath repipe (whole-home PEX, starting price).
