Older Orlando: Bungalows, Brick Streets and Big Oaks

Much of central Orlando was built during the 1920s Florida land boom. The city has six local historic districts: Downtown, Lake Cherokee, Lake Copeland, Lake Eola Heights, Lake Lawsona and Colonialtown South. Lake Eola Heights saw its biggest growth between 1905 and 1925, most of Colonialtown South went up in the 1920s, and Lake Lawsona's bungalows date from 1911 to the 1950s. Citywide, Census ACS estimates (2020–2024) show about 1 in 5 Orlando homes was built before 1970.

In those older homes we regularly find:

  • Galvanized steel water lines that have rusted inside, causing weak pressure and discolored water.
  • Cast iron drains and old sewer laterals under mature trees, where roots cause repeat backups. A camera inspection tells you whether hydro jetting will clear it or the line needs repair.
  • Decades of piecemeal repairs, with old and new pipe joined inside walls and under floors.

Newer Orlando: Condos, Townhomes and 2000s Builds

Here's something many people don't realize: most "Orlando" mailing addresses aren't in the City of Orlando. The city has about 312,000 residents, but more than a million people live in the 59 ZIP codes that use an Orlando address. That affects permits:

  • Inside city limits, plumbing permits go through the City of Orlando's Permitting Services, on the ground floor of City Hall at 400 S. Orange Ave.
  • In unincorporated Orange County, including areas like Azalea Park and Union Park, permits go through Orange County.

Orlando's Water

Most of Orlando is served by OUC (Orlando Utilities Commission). OUC pumps water from the Lower Floridan Aquifer and treats it with ozone at seven water plants to remove hydrogen sulfide. That improves taste and odor and cuts down on chlorine. OUC says its water's natural chemistry keeps pH in a range that minimizes corrosion of household copper and lead plumbing. As required by state law, OUC stopped adding fluoride on July 1, 2025. Some Orlando-address homes are on Orange County Utilities instead. Either way, everything on your side of the meter is our job.
